Proper diagnosis happens on a dry roof, because water travels. The wet spot on the ceiling tile is frequently a long way from where the water actually entered.

Where water actually gets in

On a low-slope commercial roof, the field of the membrane is rarely the culprit. Failures cluster at the details.

  • Curbs and penetrations — HVAC units, vents, conduit, and pipe supports
  • Seams, particularly on older mechanically-attached or taped systems
  • Perimeter edge metal and coping
  • Drains, scuppers, and the membrane around them
  • Base flashing where the roof meets a parapet or higher wall
  • Damage from foot traffic, especially the path service techs take to the units

What we need from you on the call

Where the water is showing inside, roughly when it started, whether it correlates with wind direction, and what is above that area on the roof if you know. Photos of the interior help more than people expect.

If it is safe and someone is trained to be up there, a photo of the roof over that area shortens the diagnosis considerably. If not, do not send anyone onto a wet low-slope roof.

Document it while it is happening

Photograph the interior damage, the affected stock or equipment, and the date. If a claim follows, the sequence matters, and after-the-fact reconstruction is much weaker than contemporaneous photos.

Can you tarp a flat roof?

Low-slope roofs are dried in differently from a steep-slope tarp — the water path is interrupted and the area sealed temporarily. It holds the building until a proper repair can be made on a dry roof.

The leak shows in one spot but you looked somewhere else. Why?

Water runs along the deck, along insulation joints, and down structure before it appears. The interior stain marks where it fell, not where it entered.

Will this be covered by insurance?

Sudden storm damage often is; long-term deterioration and wear generally are not. Documentation of the event is what separates the two, which is why photos and dates matter.
