TPO or EPDM — which suits the building?
TPO is a reflective white membrane suited to cooling loads. EPDM is a black rubber sheet with a long, well-proven service record.
Both are single-ply membranes and both perform well when installed correctly. TPO is heat-welded at the seams, which produces a strong monolithic seam, and its reflective surface reduces summer heat gain — useful over conditioned commercial space. EPDM seams are adhesive or tape, and the material is exceptionally forgiving of movement and temperature swing.
Typical installed pricing in Kentucky runs roughly $6.50–9.00 per square foot for TPO and $5.50–8.00 for EPDM, with PVC higher again at around $7.50–10.50. Those are ranges, not quotes — deck condition, insulation, tear-off and detailing move them substantially.
Where single-ply roofs actually fail
Almost never in the middle of the field. Failures concentrate at seams, penetrations, drains and the flashing where the roof turns up a wall.
A membrane roof is a system of details. Curbs, pipe boots, drains and parapet flashings are where movement concentrates and where installation quality is visible years later. A field sheet in good condition with failed detail work is the normal picture on a leaking commercial roof.
This is also why an annual look at the details is worth more than any product upgrade. Most of what shortens a single-ply roof’s life is a small detail failure left running for a couple of seasons.

Common questions
How long does a TPO or EPDM roof last?
Both are long-service systems when correctly installed and maintained. Membrane thickness, the quality of the detail work and whether the roof gets inspected are bigger factors in real service life than the choice between the two materials.
Can a new membrane go over the old roof?
Sometimes — a recover avoids tear-off cost. It depends on how many layers are already there, whether the insulation below is wet, and what the building code allows. Wet insulation must come off regardless.
Is white TPO worth it for the energy saving?
On a conditioned building with significant summer cooling load, the reflectivity is a genuine benefit. On an unconditioned warehouse it matters far less, and the decision should be made on durability and detailing instead.
