On a low-slope commercial roof, the field of the membrane is rarely what leaks. Almost everything happens at the details — curbs, penetrations, seams, terminations, and drains. That single fact explains most of what follows.

Before you call about a leak

Note where water shows inside, when it started, and whether it correlates with wind direction or only with heavy rain. Photograph the interior. Do not send untrained staff onto a wet low-slope roof to investigate.

How much does a commercial roof cost in Central Kentucky?

Why does my roof leak in one spot but you inspect elsewhere?

Water travels along the deck and insulation before it drops. The interior stain shows where it fell, not where it entered. See leak detection.

Is standing water on my roof a problem?

Water still standing about forty-eight hours after rain is considered ponding. It ages the membrane, adds structural load, and is excluded from many warranties. See drainage and ponding.

Can my roof be coated instead of replaced?

If the substrate is sound and the insulation is dry, frequently yes, at a fraction of replacement cost. If the insulation is wet, no coating will fix it.

How often should a commercial roof be inspected?

Twice a year plus after significant storms. Most manufacturer warranties require documented maintenance anyway.

My roof is under warranty. Should I still call you?

Yes, and check what the warranty actually covers first — many exclude ponding, damage from other trades, and lapse without documented maintenance.

We replaced an HVAC unit and now it leaks.

Very common. When a new unit does not match the old curb, the improvised adaptation is usually the leak. See curbs and flashings.

Is my hail damage claimable if the roof is not leaking?

Possibly — membrane can be bruised and stay watertight for a while. Document promptly rather than waiting for a leak. See storm and hail damage.

TPO, EPDM, or PVC?

PVC if there is kitchen grease or chemical exposure, TPO for reflectivity and welded seams, EPDM for budget. See the comparison.

Can you work without shutting my building down?

Yes — phased work, nightly dry-in, and off-hours scheduling are standard on occupied buildings and are built into the proposal.
