Finding where a flat roof is actually leaking

Water rarely enters where it appears inside. On a low-slope roof it travels along the deck before it finds a way down.

That is the whole difficulty of flat-roof repair. A stain over an office may originate at a curb twenty feet away, and patching directly above the stain is the most common wasted repair there is.

The productive approach is to work from the details outward — drains, penetrations, curbs, seams and flashings — and to look at the roof during or immediately after rain where that is safely possible. Ponding that persists more than a couple of days after rainfall is worth investigating on its own; standing water finds every weakness eventually.

Repair or replace a low-slope roof?

Isolated detail failures on a sound membrane are repairs. Widespread seam failure or wet insulation across the deck is a replacement.

The test is the insulation. A roof with a handful of failed seams and dry insulation is worth repairing, often for years of additional service. Once water has tracked into the insulation over a wide area, the insulation is no longer performing, the deck below is at risk, and patching the surface only hides it.

A moisture survey settles it rather than a guess. Freeze-thaw is what turns a small trapped-water problem into a large one here — water in the assembly expands every time it freezes.

Because water travels along the deck before it drops. The entry point is often well away from the stain — usually at a seam, a curb, a pipe penetration or a drain.

Is ponding water a problem?

Water that clears within a day or so after rain is normal on a low-slope roof. Water still standing several days later indicates a drainage or deck-deflection problem and will find a weak point eventually.

Can you repair in winter?
