Storm and Hail Damage to Commercial Roofs in Winchester, KY
Hail damage on a commercial roof is frequently invisible from the ground and sometimes invisible from the roof to an untrained eye. It also does not always leak immediately — the membrane can be bruised and compromised while staying watertight for a season or two, which is exactly why documentation timing matters.
What hail does to different systems
- Single-ply (TPO, EPDM, PVC) — bruising and fracture of the membrane over the insulation, often visible only on close inspection
- Modified bitumen and BUR — granule displacement and cracking of the asphalt surface
- Metal — denting, which may be cosmetic or may have compromised the coating and started corrosion
- Rooftop equipment — HVAC fins, vents, and covers, which are often the clearest evidence of hail size
Wind damage is usually a perimeter story
Uplift failures start at edges and corners, where pressures are highest. Look for lifted or displaced edge metal, membrane pulled loose at the perimeter, and billowing across the field in wind — which indicates attachment has failed even if nothing has torn yet.
A roof that visibly moves in wind is a roof on the way to a much larger loss.
Document before repairs
Photograph everything before any work, including temporary dry-in. Record the date, and corroborate the storm event — National Weather Service records establish that a hail or wind event actually occurred over Clark County on a given date.
The most common reason a legitimate commercial claim gets difficult is that repairs were made before anything was documented, leaving no way to demonstrate the pre-repair condition.
Honest positioning on claims
We assess and document damage, provide detailed scope and photographs, and meet an adjuster on the roof to walk the findings. What we will not do is tell you that wear and deterioration are storm damage.
A roof that failed from age is not a claim, and pushing one wastes everyone’s time. Being straight about which you have is more useful than optimism.

Yes, and this is common. Membrane can be bruised or fractured and remain watertight for a period, with the failure appearing later. That is precisely why post-storm inspection matters.
How long do I have to file?
Policies contain time limits for reporting, and they vary. Report promptly rather than waiting for a leak — waiting is what turns a covered event into a disputed one.
Will you meet my adjuster?
Yes. Walking the roof together with documented findings is generally the most productive way to resolve scope.
