Retrofit options short of tear-off
A metal roof with sound panels and failing details rarely needs replacing. There are several established routes that cost considerably less than a tear-off.

- Metal restoration coating systems over a prepared, primed roof
- Single-ply retrofit over the existing metal with a transition layer

Rust is a deadline, not a defect
Surface rust on a metal panel is treatable. Rust that has perforated the panel is not, and once water is reaching the deck and structure below, the cost of waiting escalates quickly.
Getting a coating on a metal roof while the panels are still sound is dramatically cheaper than replacing panels later. It is one of the clearest cases in commercial roofing where timing decides the number.
