Tear-off, recover, and what each one commits you to.

Replacing a commercial roof is a capital decision, and the biggest fork in it comes early: tear off the existing system, or recover over it. That choice affects cost, schedule, disruption, and what happens the next time the roof needs work.

Tear-off versus recover

Recover means installing a new system over the existing one. It is cheaper and faster, avoids disposal, and keeps the building dried in throughout. It is only appropriate where the existing system is dry and structurally sound — and building codes generally limit how many roof systems can be stacked.

Tear-off removes everything to the deck. It costs more, exposes the building during the work, and it is the only option when insulation is saturated, the deck needs attention, or the assembly is already at its limit. It also lets you see and fix what is underneath.
