Commercial Roof Inspections and Condition Reports in Winchester, KY
Most commercial roofs are managed reactively — nobody thinks about them until water comes through a ceiling tile. A condition report changes that into a planning exercise: what you have, how long it has left, and what it will cost when the time comes.
What a report contains
- System identification — what is up there, and roughly how old
- Condition of the field membrane, seams, and surfacing
- Detail-by-detail assessment of curbs, penetrations, and flashings
- Drainage performance and any ponding areas
- Perimeter and edge metal condition
- Photographic documentation with locations marked on a roof plan

When people order these
Before buying or leasing a building, at budget season when a capital number is needed, when a warranty is coming up for renewal or expiry, after a significant storm, and when a roof has begun producing repeated leaks and the owner needs to know whether to keep repairing it.
Due diligence on a purchase is the highest-value case. A roof is one of the largest single capital items on a commercial building, and finding out about it after closing is expensive.
Warranties usually require this anyway
Most manufacturer system warranties include maintenance and inspection obligations, and they are enforceable. Owners who have never had the roof inspected sometimes discover at claim time that the warranty lapsed years ago.
Keeping documentation — inspection reports, repair records, dates — is what keeps a warranty live. It is worth knowing what yours actually requires.
Twice a year is the working standard
Spring and fall inspections, plus a check after any significant storm, is the pattern that catches problems while they are still cheap. Fall matters particularly for drains and gutters going into a Kentucky winter, when a blocked drain and a freeze combine badly.

How much does an inspection cost?
An initial survey with recommendations is provided at no charge for buildings in our service area. A full documented condition report with roof plan and photographs for due diligence or capital planning is a priced deliverable, quoted by roof size.
Can you inspect a roof I did not install?
Yes, and most of what we inspect is somebody else’s work. The report says what the roof needs, not what we would like to sell.
What if the report says it needs replacing?
Then you have a documented basis for a capital request and a realistic budget figure, which is far better than discovering it during a storm.
Do you inspect for a property purchase?
Yes. Pre-purchase roof due diligence is a common request and the report is written to be usable in a negotiation.
