Commercial roofing pricing is usually treated as a secret, which mostly serves contractors. Below are honest working ranges for Central Kentucky, along with the factors that decide where in the range a particular building lands — because that variation is larger than the difference between systems.
What Does Commercial Roofing Cost in Central Kentucky?
Installed commercial roofing typically runs $5.50 to $18.00 per square foot in Central Kentucky, depending on the membrane or metal system chosen and the building’s specific conditions.
These are working ranges for installed systems on a straightforward commercial building. They are a planning aid, not a quote — every building has conditions that move it.
- TPO — roughly $6.50 to $9.00 per square foot
- PVC — roughly $7.50 to $10.50 per square foot
- EPDM — roughly $5.50 to $8.00 per square foot
- Standing seam and architectural metal — roughly $12.00 to $18.00 per square foot
- Restoration coating systems — a fraction of replacement, and the reason they are worth assessing first
What moves a building within the range
- Tear-off versus recover. Removal and disposal are a substantial line, and a recover avoids both.
- Deck condition. What is found under the old system is the most common source of change orders.
- Insulation. Thickness and R-value target, and whether tapered insulation is needed to fix drainage.
- Access. Crane or hoist requirements, staging space, and how far material has to travel.
- Roof size. Larger roofs cost less per square foot; small roofs carry mobilisation over very little area.
- Detail count. A roof with forty penetrations costs more than an identical area with four.
- Phasing and off-hours work on an occupied building.
- Warranty term. Longer manufacturer warranties generally require heavier specifications.
Where restoration beats replacement
If the existing system is structurally sound and the insulation is dry, a coating system can add years of service life at a fraction of replacement cost, with no tear-off, no disposal, and minimal disruption.

Comparing bids fairly
Commercial roofing bids are frequently not comparable, because the scopes differ in ways that are not obvious. Before choosing on price, check that each bid states the same insulation thickness, the same membrane thickness, the same attachment method, the same edge metal detail, the same warranty term, and the same allowance for deck repair.
A bid that is meaningfully cheaper has almost always removed something. Finding out what, before signing, is the single most valuable hour in the process.

Why are your ranges wider than a per-square-foot quote elsewhere?
Because buildings vary more than materials do. Publishing a single number would be tidier and less honest.
Which membrane is cheapest?

How much does a coating cost versus replacement?
Substantially less, which is why it should always be assessed first. Whether it is available depends on whether the existing system is dry and sound.
